My family members bemoan the lack of color right now in Chicagoland. I thought I might make your day by providing you a glimpse of the landscaping just outside my condo.
My brother, Patrick, arrived on January 19th for a two week stay. Don and I through a HUGE party on January 20th for 23 people. This gave Patrick a chance to visit with some of our Naples friends and enjoy some warmer weather.
This is not the same brother that was here in November. Patrick lives in Southern Illinois. Remember if you buy a place in Naples, relatives WILL come.
The Naples Board of Realtors released the home sale statistics for both existing single family and condominiums. The overall market showed an increase in pending and closed sales in comparing the twelve month period ending 12/2007 to the twelve month period ending 12/2008. The bulk of the overall closed sales, 55%, still are under $300,000.00. The median sales price in the overall market fell 28% to $275,000.00.
The median sales price of existing condominiums during the twelve month period ending 12/2007 to the twelve month period ending 12/2008, fell 17% to $250,000.00. The North Naples area was number one leading with 705 closed sales during this period. The Naples Beach area came in number two with 592 closed sales.
The median sales price of existing single family homes during the twelve month period ending 12/2007 to the twelve month period ending 12/2008, fell 35% to $304,000.00. North Naples held the number one spot with 606 closed sales, while East Naples came in the number two spot with 615 closed sales.
As of the end of December there were 10,851 active listings on the market. There were 4,734 closed sales in 2008. This gives Naples an inventory of listings that could last 27 months.
The Florida Association of Realtors released the Year End 2008 Florida Sales reports for Existing Single Family Homes and Existing Condominiums. Statewide there was a 20% decrease in the median sales price of existing single family homes and existing condominiums.
Since the beginning of the year, I have been busy. Two of my listings have recently come under contract. I have buyers lined up to come in over this weekend and the beginning of February. I can tell that I am busier than last year. There is an enormous selection of homes to choose from in Naples. If you are in a position to make a decision to buy in Naples, you may want to consider making a buying decision this year.
