This past month has been a busy one for me. Between out of town company and work, life has been hectic to say the least. Once of the most exciting events that happened this month was that my brother, Patrick, FINALLY was able to see the Turtle Lake Golf Colony unit he purchased! Patrick told me that his coworkers were in awe that he would purchase a condo sight unseen. Patrick told these people, "My sister is a heck of a lot pickier than I'll ever be."
Patrick LOVES his new condo! Here's a photo of Patrick the day he saw his condo. I snapped this shot of Patrick on his lanai just after he saw his view. Between Patrick's mustache and beard there is smile of satisfaction on his face.
I look forward to the day that Patrick will be able to live here full time. It will be a while until he can retire.
The Naples Association of Realtors® released the statistics for the 2nd Quarter of 2009. The overall market shows dramatic increases in both the number Pending and Closed Sales units in the under $300,000.00 for this period of time. Pending and Closed Sales number of units in the over 1 million market also show decreases. While the number of Pending Sale units is up in the $300,000.00 - 1 Million market, the number of Closed Sale units is down. It is my personal belief that stricter loan requirements are causing pending sales to fall apart. Available inventory has declined in this time period which, in my opinion, is a result of more pending sales and more Sellers taking their residences off the market until the market improves.
The Florida Association of Realtors released their June 2009 statistics for Single Family Existing Homes and Existing Condominiums. Both of these reports show the number of Realtor® sales up. Each report also shows a decrease in the median sale price.
July has been busy for me in that the listing I had at 2100 Lambiance CIR #101 closed, three offers came in on my listing in Calusa Bay at 6895 Rain Lily RD #103; none of which got together, I took a new listing in Avalon in Pelican Bay at 8370 Excalibur CIR-J7, and had a 75K price reduction on my listing in L'Ambiance in Pelican Bay at 400 Lambiance CIR #104. In addition to this I had my own showing appointments.
Taxes just went up! The Naples Daily News reported on July 28th that the Collier County commissioners increased their maximum tax rate to $3.5645 per $1,000.00 worth of property.
My nephew, Adam Bialy, is working as my administrative assistant this summer.
Adam is happy to have a summertime job and I am delighted to have him working for me. Adam is aiding me with my e-mail correspondence, photo taking, virtual tour designing, contact data management organization, web issues, mailings, and anything else I can delegate to him. He has turned out to be a quick learner and I know his work will benefit my clients. September 1st, Adam will return to Chicago to continue his studies in film.
